Terms & Conditions


For bed & breakfast reservations, the price given is a room rate and includes accommodation, breakfast, private parking and Wifi.  For self-catering reservations the price is the rate for the whole house.


Private parking is free during your stay and is at your own risk.


The following forms of payment are accepted: cash and all major national and international debit and credit cards.



We are sorry but we do not accept bed & breakfast bookings for children under 5 years of age.

For self-catering reservations we accept children of all ages.



Cumbria House is a strictly non-smoking establishment. If any evidence of smoking is found in rooms guests will be asked to leave immediately and will be liable for the full cost of their stay. In addition to this an excess of £150 will be charged to cover the cost of deep cleaning.



We regret that we do not accept pets at Cumbria House.


Cancellation and Insurance

If you need to cancel your stay with us please contact us as soon as possible.


For cancellations of bed & breakfast reservations made up to 14 days before your stay, we will refund the total balance to you. For cancellations made after this time you may be liable for the full cost of your stay. If you need to alter or cancel your stay with us we will endeavour to re-sell your booking. If we do succeed in re-letting your room we will refund the full amount to you. We would recommend that you take out holiday insurance to cover you in the event of a cancellation.


For self-catering reservations: if a guest cancels a reservation and we are able to re-sell the accommodation for that same period then the guest will receive a full refund. If no new booking can be made then the guest will be liable for the full cost of the stay. We would therefore recommend that you take out holiday insurance to cover you in the event of a cancellation. Full payment is required 6 weeks prior to arrival by BACS.


Non-availability of accommodation

We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation of a similar standard. If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Cumbria House’s liability would not extend beyond this refund.



Check-in is between 4pm and 7pm.  We are happy to arrange check-in outside of these time but this is by appointment only.  You are welcome to park your car on our car park from any time on the day of your arrival.

While we try to ensure the specific room requested is available Cumbria House reserves the right to alter the room on a like for like basis if required.



Check-out is 10.30am unless otherwise arranged. You are welcome to leave your car on our car park by prior arrangement if you are staying in Keswick for the day.


Self-catering guests are asked to ensure that the house is left clean and tidy and in a similar condition to when they arrived.


Damages and Breakages

Please take care when staying at Cumbria House. You are responsible and liable for any breakages and damages which you cause to the accommodation or its contents. Please report any spills, damages or breakages as soon as they occur. We may need make a charge for repair if the damage or breakage is significant.

A charge of £20 will be levied for replacement room keys should the need arise.


A charge may be made for self-catering guests if, after vacating the property, additional cleaning is required beyond what would be reasonably expected.



Cumbria House does not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.


Privacy Policy

Any data collected during the course of your booking may be held on computer. With your permission we may from time to time contact you about promotions and offers. We will never share your details with third parties.
